Downtown Clarendon Hills just got a dose of urbane cool with the debut of a luxury boutique building that allows live-work options and adds to its small-town charm.
The debut of 229 Park at Parker and Walker avenues means that small business owners now have the option to live and work in the same building—a rare amenity in the suburbs. Comprised of 42 luxury one- and two-bedroom apartments, including seven flexible live/work residences, the brick building is an elegant addition to the neighborhood.
“We’re particularly pleased that we were able to add these live-work units along Walker Avenue because we were able to increase the pedestrian activity and offer up small office spaces, contributing to the charming small town feel,” says Brad Smith of Chicago-based Pine Grove Partners LLC, which developed the project with Centrum Realty and Development and Hubbard Street Group LLC. “This first-level space can also be used as your personal home office or den.”
Designed by FitzGerald Associates Architects, spacious interiors provide bright and open living enhanced by high ceilings, gourmet kitchens, and spa-inspired bathrooms. “The units feature luxury finishes that make them live more like a condominium than an apartment, which is part of being a boutique building,” explains Smith, adding that the open floor plan also provides excellent space for entertaining.
Features include Pella windows, Quartz kitchen and bath countertops, Italian soft-close cabinetry, stainless steel appliances, wood-plank tile flooring, full-size washers and dryers, and custom closets. Most units feature a balcony or terrace, and some of the top floors have large expansive landscaped terraces. The building also offers a 24-hour fitness center fashioned with large windows overlooking a scenic landscaped park.
In addition to these luxury details, 229 Park boasts some impressive high-tech features that cater to both security and convenience. Electrical outlets feature integrated USB charging ports and the intercom system allows the use of smartphones as a mobile, video intercom.
“This allows residents to grant building access to visitors and delivery people remotely from anywhere,” says Smith. “There is also a package locker system that securely accepts and stores packages and notifies the resident via text message with a unique code to retrieve their package from the locker unit.”
The Clarendon Hills project is a departure for the city-based Pine Grove Partners LLC but the group saw the potential in what is a prime location—offering access to the downtown retail district and the Metra station.
“One of most special and distinctive aspects of Clarendon Hills is the charming small town feeling of the village,” he says. “It’s luxurious and sophisticated but at the same time, it’s located in a small exclusive suburb.”
Now leased at 50 percent, the building is sure to lease up fast. Open houses are held from 11 a.m. to 1 p.m. Saturday and Sunday; and Wednesdays from 6 to 8 p.m.
